Your landlord or municipality has asked us to assess your home and issue an official energy label. On this page, we explain why we’re visiting, what we’ll be doing, and how you can recognise our inspectors.

Why are we visiting?
Your landlord has asked us to prepare an energy label for your home. An energy label shows how energy-efficient a property is. Landlords are legally required to have a valid energy label so that tenants are informed about the energy performance of their home.
What happens during the inspection?
During the inspection, we assess your home both inside and outside to determine its energy efficiency. We look at elements such as insulation, heating, ventilation, windows and doors, solar panels, and the size of the rooms. Our specialists then process the collected data to issue the energy label. Every home is unique, which means we cannot copy information from neighbouring properties.
An inspection usually takes around 30 minutes, unless stated otherwise. Homes that are very similar to others in the same building or neighbourhood can often be assessed more quickly. Larger properties, unusual layouts, or homes with additional features may take a little longer.
How can you recognise us?

We understand that it’s convenient to know the exact time of your appointment. However, we work with time slots, for example between 8:30 AM and 10:30 AM.
The duration of an inspection varies per property. Some homes can be assessed more quickly — for instance, because they are very similar to other homes in the area. Others may take longer due to a larger floor area, a different layout, or additional features that need to be checked.
By working with time slots rather than fixed times, we can stay flexible and avoid unnecessary delays or waiting times. This helps us respect your schedule while ensuring every home is carefully inspected.
During the inspection, the inspector takes photos of features relevant to the energy label, such as glazing, exterior walls, the ventilation unit, and the central heating boiler.
These photos are used by Nibag’s advisors when processing the inspection data. The inspector does not take photos of your personal belongings.
The photos and inspection data are not shared with third parties. Due to quality control requirements set by the energy label certification body, Nibag is required to retain the photos and inspection data for 15 years.
Yes. It is important that the inspector can access all areas of the property, including any storage rooms or shared spaces beneath an apartment.
To ensure a smooth inspection, please make sure all areas of your home are accessible, including the attic, basement, and storage areas.
If your property has a crawl space or loft ladder, please ensure these are accessible as well.
Please open curtains or blinds so the inspector can clearly assess all windows and doors. Heating and ventilation systems (such as the boiler and ventilation unit) must also be easily accessible.
If you’re unable to make these preparations, don’t worry — the inspector will review the situation with you and see what is possible.
An energy label is based on around 450 different characteristics. While homes may look identical at first glance, there can be small but important differences — for example in the thickness of roof insulation, the type of glazing, the heating system, pipe insulation, or situational factors such as orientation and extensions.
It is most practical if you are present to give the inspector access to your home. If you are unable to attend, another adult (such as a family member or housemate) may let the inspector in. Please ensure all areas remain accessible.
If no one is present at the scheduled time, the inspection cannot take place. The inspector will leave a card in your mailbox explaining how to reschedule. Please contact Nibag as soon as possible to arrange a new appointment so the energy label can be issued on time. Any consequences of a missed appointment are determined by your landlord.
During the inspection, the Nibag inspector only records information relevant to the energy label. If you have concerns about your home, please contact your landlord directly.

You can also check whether your property’s energy label has been registered via www.energielabel.nl. Please note that registration may take approximately three months.
